FAQ

Questions, Answered Plainly

The things buyers, renters and sellers ask us most. If your question is not here, send it to us and we will reply within one working day.

Buying

How do I book a viewing?

Open any listing and use the "Book a viewing" form. Choose a day and a rough time, and the agent for that home will reply within one working day to confirm a slot that suits you.

Do you charge buyers a fee?

No. Our sales fees are paid by the seller. Buyers pay their own costs, such as a conveyancer, building and pest inspection and transfer duty, but nothing to us.

Can I inspect a home by video if I live interstate?

Yes. Any of our agents can walk you through a property on a video call and send detailed notes and extra photos afterwards. Ask for it in the enquiry form on the listing.

Is there a cooling-off period?

It depends on the state and how you buy. NSW and Queensland generally give five business days, Victoria three, and Western Australia has no automatic cooling-off period. Auction purchases have none. Our journal has a full explainer, and your conveyancer will confirm what applies to your contract.

What does the mortgage calculator include?

It estimates principal and interest repayments from the price, deposit, interest rate and loan term you enter. It does not include transfer duty, lenders mortgage insurance or fees, so treat it as a starting point and speak to a broker or lender for a real figure.

Renting

How do I apply for a rental?

Send an enquiry from the listing and the agent will send you the application details after your inspection. Applications are only accepted after you, or someone on your behalf, has seen the property.

Are rents quoted per week or per month?

Per week, which is the usual practice in Australia. The bond is normally four weeks' rent and is lodged with the state bond authority, not held by us.

Are pets allowed?

Each listing says whether pets are considered. Rules on pets in rentals differ between states, so ask the agent about the specific home and include details of your pet in your enquiry.

Selling

How do you work out what my home is worth?

We look at recent sales of similar homes nearby, current competition, and the condition and features of your home, then give you a price range with the evidence behind it. The appraisal is free and there is no obligation to list.

Should I sell at auction or by private treaty?

It depends on demand for your type of home, how hard it is to price and how much certainty you need on timing. We set out the pros and cons in our journal and will recommend a method based on recent results in your suburb.

How long does a typical sale take?

Most campaigns run four to six weeks from launch to a signed contract, and settlement usually follows 30 to 90 days later. Preparation such as repairs, styling and photography adds a week or two at the start.

This website

Are these real listings?

No. This is a concept website designed and built by Geminate Solutions to show what a modern agency site can do. The homes, prices, agents and articles are sample content. The forms work and send real messages to Geminate Solutions.

Where are my saved homes stored?

Only in your own browser, using local storage. We do not create an account or send your saved list to a server. Clearing your browser data removes it.

Can I get a website like this for my agency?

Yes. Geminate Solutions designs and builds websites like this one. Email info@geminatesolutions.com or visit geminatesolutions.com to start a conversation.
